What's Actually Happening Inside the Tank

Most tanks we install in Washington today are concrete. Fiberglass and polyethylene show up too, especially where weight matters during installation. What you won't see anymore is steel. Current state rules phased it out, because a corroded steel tank fails from the inside before anyone notices. Fiberglass and polyethylene tanks come with their own installation requirements: they need to be installed with groundwater conditions and buoyancy taken into account, or they can shift once the surrounding soil becomes saturated.
Sizing and the Bacteria Doing the Real Work
In Washington, tank size starts with bedroom count. As of August 2026, a home with up to four bedrooms needs at least 1,000 gallons of capacity, and each additional bedroom adds 250 gallons on top of that. An approved design can call for more if the site needs it.
Anaerobic bacteria work around the clock in there, breaking down whatever settles into the sludge and scum layers. Heavy grease use throws that process off. So does tougher toilet paper that breaks down slowly and keeps solids from settling the way they should. Large or frequent doses of harsh drain cleaners interfere with the same bacteria. Bleach and antibacterial products do too, especially in volume.
What the Drainfield Does Once the Water Leaves the Tank
Effluent leaving the tank heads to the drainfield, where the soil takes over as the next stage of treatment. A conventional design routes it through perforated pipe laid in gravel trenches. Other systems use chambers or different distribution methods, depending on what the site allows.
As wastewater moves through unsaturated soil, naturally occurring microorganisms keep breaking it down, and the soil filters out most of what's left before any of it reaches groundwater. A properly designed, well-maintained drainfield can last for decades. Push too much water or too many solids into it, and that lifespan shrinks fast.
Maintenance That Actually Prevents a Twelve-Year Surprise
None of what happened in Granite Falls required anything complicated to prevent. A handful of habits keep a tank working the way it's supposed to:
- Pump the tank every 3 to 5 years, though the real schedule depends on how fast solids build up in your specific system.
- Keep a record of every inspection and pumping. Missing history makes future septic work harder to diagnose.
- Spread laundry loads across the week instead of running them back to back, so the tank and drainfield aren't hit with too much water at once.
- Keep trees away from the tank and drainfield. Roots find pipes eventually.
Systems Built for Difficult Sites
A conventional gravity system doesn't work everywhere. When soil or site conditions rule it out, the approved design shifts to something else. That might mean a mound system. It might mean an aerobic treatment unit. On tougher ground, sand filters do the job instead. A Gurgling Drain and a Foul Smell Sent Us to Marysville, and It Wasn't the Grease We Suspected
A homeowner in Marysville called about a gurgling drain and a smell that wouldn't quit. My brother Mark handles most of our grease and plumbing calls, and his first thought going in was a grease buildup somewhere in the line. He opened the system and found something else entirely: a 1977 septic system that had backed up far enough to reach the distribution box and soak the soil under the porch. What a Grease Trap Actually Does
A grease interceptor is a plumbing device that catches fats, oils, grease, and food solids before they travel further into the sewer or septic system. Some units serve a single kitchen fixture. Inside the unit, grease-laden wastewater slows down and separates. Fats and oils rise because they're lighter than water. Food solids sink. Internal baffles hold both in place while the wastewater underneath moves downstream. That separation only works while the chamber still has room. Once grease and solids fill too much of it, the unit stops doing its job and FOG starts moving into pipes it was never supposed to reach.
Three Types, and They're Not Interchangeable
Hydromechanical interceptors are what most people picture: smaller, often installed indoors, rated for specific flow rates. Gravity interceptors are the larger tank-style systems installed outside a commercial kitchen, relying on volume and time rather than mechanical flow control. Automatic grease removal devices go a step further and pull collected grease out on their own, though they still need regular inspection.
Who Actually Needs One
Most single-family kitchens don't need a grease interceptor. That's not permission to pour bacon grease down the drain. Household FOG still builds up in plumbing, sewer lines, and septic systems over time. It just doesn't usually trigger a code requirement the way a commercial kitchen does.
Washington runs on the 2021 Uniform Plumbing Code under Chapter 51-56 WAC, but the actual requirement shifts by city. Seattle requires an interceptor for any commercial kitchen with a King County Food Business Permit. Everett has its own grease-removal requirements for commercial kitchens. Arlington, Redmond, Bellingham, and the other communities we cover each have their own version of the same rule. If you're opening or remodeling a food-service kitchen, confirm the local requirement before you pick a size or type.
Cleaning Schedules Depend on the City, Not the Calendar
Two restaurants with similar kitchens can fill their interceptors at completely different rates, so a flat number never sits right with me. Local rules matter more than intuition here:

Signs the Unit Needs Attention Now
A few patterns show up before a full backup does: greasy wastewater returning through a sink or floor drain, a drain running slower than it used to, or a greasy smell that comes back within days of a cleaning. MN: Not even close. Hydromechanical grease interceptors are the smaller units people usually picture, installed indoors, rated for specific flow conditions. Gravity grease interceptors are much bigger, tank-style systems installed outside commercial kitchens that separate grease and solids using volume and time instead of internal flow control. Then there are automatic grease removal devices, which separate FOG and physically move the collected grease into a container on their own. That automation doesn't mean you skip service. It still needs regular attention.
TSM: How does separation actually happen inside these units?
MN: Grease-laden wastewater slows down once it enters the interceptor, and that slowdown is the whole point. Fats and oils are lighter than water, so they rise. Food solids settle toward the bottom. Baffles inside the unit and the way the outlet is arranged hold both layers in place while the wastewater in between keeps moving. That only works as long as the unit has usable capacity. Once grease and solids build up too far, separation gets worse and more FOG ends up downstream than it should.

MN: Most residential kitchens don't, though household grease shouldn't go down the drain regardless. Commercial kitchens are a different story, and the requirement changes by city.
